Job Description

We are seeking a detail-oriented and organized Title and Lien Search Coordinator to join our client's growing team. They specialize in uncovering outstanding liens, code violations, open/expired permits, special assessments, and estoppels to ensure smooth property transactions for title companies, real estate professionals, and lenders nationwide.

This role involves processing municipal lien search requests, handling invoicing and closing, and managing estoppel requests for homeowners' associations (HOAs) and condo associations. The ideal candidate is highly organized, efficient, and experienced in real estate transaction services.

Key Responsibilities:

• Research and process municipal lien search requests by contacting city and county departments.
• Review public records for property-related liens, code violations, special assessments, and open/expired permits.
• Ensure reports are completed and delivered within strict deadlines.
• Review completed lien searches for accuracy before finalizing and invoicing.
• Generate and send invoices to clients in a timely manner.
• Verify all necessary fees, including city, county, and third-party charges, are accounted for.
• Process estoppel requests for HOAs and condo associations.
• Communicate with associations, property management companies, and third parties to obtain required documentation.
• Ensure all estoppel certificates are completed accurately and within designated deadlines.
• Review and verify property assessments, outstanding balances, transfer fees, and other financial obligations.

Qualifications & Skills:

• 2+ years of experience in lien search processing, invoicing, closing, or estoppel processing.
• Strong knowledge of municipal lien search processes, fee structures, and estoppel requirements.
• Experience working with title companies, lien search firms, or real estate service providers.
• Excellent attention to detail and accuracy in data entry and invoicing.
• Strong organizational and time management skills to handle multiple tasks efficiently.
• Proficiency in Microsoft Office (Excel, Word, Outlook) and industry-related software.
• Strong communication skills (written and verbal) for interacting with clients and government agencies
